Spacious Piedmont Property With Style to Spare

This week the journey to find my favorite new listing takes us up to the Piedmont neighborhood in North Portland. Just a ten minute drive from downtown, with even closer access to cool spots like the Woodlawn Triangle, Peninsular Park, and the Williams corridor, the house at 121 N. Buffalo offers so many things: location, style and character, square footage, a large yard, sweat equity, income potential, and a really cool painted mural. Talk about checking off all the boxes, and then some! 

Standing out on the street in front of the house, you see a really cute English Cottage that looks like a pretty quaint home - nothing grand here. However, walking through that front door changes EVERYTHING, and when I asked the listing agent, Aaron Hartman, what he thought the best feature was, he also mentioned that very thing: “The feeling when you first walk in the house - it’s so much bigger than you’d expect, and that feeling continues as you move throughout the home.” He hit the nail on the head because what you don’t see from the front curb is that this place is almost 3,400 square feet, and it is in fact very grand.

You enter the home and immediately are welcomed into a large foyer with two rounded archways (and a giant closet). One archway leads into the dining room (with beautiful french doors) and one leads into a sunken living room, which instantly pulls my attention (and drops my jaw to the floor). 15-foot ceilings, a curved-wall fireplace, multiple archways, gorgeous windows, rich wood floors, plenty of room to entertain - this room right here will sell this entire house, and for good reason. 

Once I’m able to pry myself out of the living room I check out the super charming dining room and breakfast nook and head into the kitchen. This is where you could really earn some sweat equity. The kitchen as it is now is cute and offers a vintage feel, plenty of natural light, and space to prep and cook a meal, but it could also use a little updating (and all the potential is here). The bathroom also gives vintage vibes, brings in lots of natural light with two windows, and has charming built-in cabinets along one wall (if you buy this house and redo this bathroom please keep these built-ins!!). 

I peek in two bedrooms on the main level (one with a built-in bench) and head upstairs to see the final bedroom. There is a large foyer/seating area at the top of the stairs, and I see some major potential here to add a full bath and make the entire top floor a master suite! (more sweat equity $$!) 

As I head out back I pass the large partially-finished basement (potential, potential, potential) and am surprised to find an entire second building in the backyard (here is the income potential). This large (permitted!!) ADU is ready for a tenant - it’s got a full kitchen and bathroom, plenty of living space, and even a sleeping loft. Are you seeing the dollar signs yet? You should!

My favorite part? The living room. That is such a stunning room, and you just don’t see spaces like this often in Portland. I also really love the mural out in the backyard and I hope that whoever buys this house leaves this piece of art intact.
